For a more definitive price please contact us for a detailed itemised quotation. As you will appreciate each legal transaction is unique however in general our current fees fall within the following ranges, the prices shown exclude vat and disbursements.


Freehold sale £1,000 - £1,800; Leasehold sale £1,200 - £1,900; Freehold purchase £1,200 - £2,000; Leasehold purchase £1,750 - £2,200; New build purchase £1,500 - £2,000; Remortgages £700 - £1,000; Transfer of equity £700 - £1,200


Additional charges which may arise include dealing with: help to buy ISA £50 per ISA; help to buy mortgage £100.

Vat is currently set at a rate of 20%. 

Disbursements arise where a payment is made on behalf of a client to a third party for which reimbursement is subsequently sought from the client.  


Typically conveyancing disbursements incurred during the sale of a property include £6 per title to obtain office copy entries from HM Land Registry. The usual disbursements incurred when purchasing a property include search fees which are currently £214.44 which includes local, drainage, environmental and flood searches and chancel indemnity insurance & an additional £5.40 where there is a mortgage; HM Land Registry search at £3 per title & a £2 per person land charges search; a land registry fee which depending on the purchase price ranges between £20 & £500 for a registered property or £40 & £1,105 for an unregistered or new build property; where a mortgage lender uses the Legal Marketing Services portal a fee of £25 plus vat is payable; where we are not familiar with the solicitors acting in the sale there is a Lawyer Checker fee payable of £18 plus vat and Stamp Duty Land Tax in accordance with prevailing government legislation. There is a charge of £37.20 for each telegraphic transfer required, this includes the bank’s charge, our admin fee and vat.

Our fees will include us carrying out on your behalf the following:

With regard to your sale
Checking your title to the property
Supplying title information to the buyer’s solicitor
Drafting the Contract and submitting the Contract and all relevant 
documentation to the buyer’s solicitors
Dealing with any pre-contract enquiries
Dealing with any mortgage lender with a charge registered against the property or any other bodies with an interest in the property
Dealing with any enquiries received from the buyer’s solicitors
Exchanging contracts
Approving the draft transfer on your behalf
Completing the matter
Discharging any mortgages registered against the property

With regard to timescale unfortunately we are unable to predict the exact time a conveyancing transaction will take. There are many influencing factors which include the length of the chain (i.e. how many properties are involved), the type of transaction and the speed of other parties in responding to and submitting paperwork. A smooth straightforward transaction could complete within 6-8 weeks of instruction, this however can never be guaranteed.
With regard to your purchase
Checking the seller’s title
Raising appropriate enquiries before contract and reviewing the seller’s replies
Making searches with the local authority and other information providers in accordance with your instructions and the instructions of any lender
Reviewing and if necessary amending the contract and any associated documents
Advising you about the results of searches, replies to our enquiries and the terms of the Contract and any associated documents
Complying with the instructions of your mortgage lender if you are having a mortgage
Exchanging contracts
Making appropriate pre-completion searches and generally completing the matter
Making the appropriate return to HM Revenue & Customs for the purposes of Stamp Duty Land Tax (SDLT) and on receipt of the signed SDLT Return Form submitting the same to HM Revenue and Customs
On receipt of any SDLT monies due from you, arranging for the same to be paid to HM Revenue and Customs on your behalf
Registering your ownership and any mortgage at the Land Registry
